Three failure modes recur: (1) self-closing gate tolerance — the AS 1926.1 standard requires the gate to fully self-close from any open position, and 25-year-old hinges often fail this; (2) climbable-zone clearances — old fencing often has horizontal rails within the 'climbable zone' (300mm-900mm above ground) which fails current spec; (3) panel-to-ground gap exceeding 100mm. Retrofit to compliance is usually replacement panels + new hinges + ground-gap remediation, not full rebuild.
Inland Sutherland (Sylvania, Gymea, Caringbah) is far enough from direct surf to use standard 304 stainless and powder-coated aluminium without premature corrosion. We spec full marine-grade 316 stainless for direct beach proximity (Cronulla, Kurnell). Sylvania Waters is the borderline case — we use 316 stainless for waterfront homes there because the saltwater inlet creates sustained marine exposure even though the suburb isn't ocean-front.
Sutherland Shire Council inspections run on a request-and-schedule basis. We book the inspection for ~7 working days after install completion — that gives the spigot foundation pours time to reach full cure strength and lets us address any minor punch-list items before the inspector arrives. Sutherland Shire blocks tend to slope toward Georges River or Port Hacking on the eastern half. Long boundary fencing on sloped blocks needs stepped or raked panel arrangements depending on slope severity — stepped looks more uniform but loses some height in places, raked maintains height but visually emphasises the slope. We recommend the right approach during measure based on the specific slope profile.
